High-rise and High-density Built Form - A Way Forward for Shenzhen Special Economic Zone (SEZ)

From the late 1980s, with rapid economic and personal income growth and with the successful establishment of a housing market, there appeared a tendency in housing development and housing design in Shenzhen SEZ. This new trend is witnessed to share common features with large residential developments in Hong Kong; namely the intensive exploration of a residential site using high-rise built form. For Hong Kong, large-scale comprehensive residential development with the high-rise and high-density built form in Hong Kong is the result of interactive effects of land supply constraints, extremely high population densities, rapid growing economic, government land policies and planning strategies. The high-rise and high-density built form is widely being adopted in the planning and design of large housing areas in Hong Kong, which does not however have any option left other than resorting to such a built form with its ever-increasing pressures of population and extreme lack of land for development.
