LIVING PROOF: SEATTLE'S NET ZERO ENERGY BULLITT CENTER

Seattle's Bullitt Foundation set out to create a building that truly meets the needs of today's environment and addresses tomorrow's most pressing challenges. It is a giant leap towards the future of cities that operate on current solar income rather than nature's capital saved over millions of years in the form of coal, oil and natural gas. It signals a radical shift from the 20th century paradigm of buildings that are utterly dependent on fossil-fueled mechanical systems for illumination, ventilation and thermal control, to 21st century net zero energy buildings that are tuned to the conditions of their environment and powered by renewable energy. One year after opening on Earth Day 2013, Seattle's Bullitt Center has substantially exceeded its predicted energy performance. While most of the operational and performance data on the building's thermal performance, water flows, and electricity use have yet to be analyzed, presented here is a brief summary of the Bullitt Center's energy performance during its first year of operation, challenges encountered in monitoring its performance, and the experience of working in the 'world's greenest urban office building.'
