To provide an aptitude evaluation apparatus of a candidate property, an aptitude evaluation method, a computer program, and a storage medium for storing the computer program.SOLUTION: An aptitude evaluation apparatus of a candidate property includes a property DB for storing a position of a property and a property ID of the property (property information), a user DB for storing a position of a mobile terminal and user attribute information of a user having the mobile terminal (user information), and a business type specific customer characteristic information DB for storing a business type and one or more customer characteristic information that is customer characteristic information suitable for the business type and is included in the user attribute information (business type specific characteristic information). The aptitude evaluation apparatus specifies a desired area and a desired business type for opening a new store, extracts a property in the desired area from the property DB (candidate property), identifies the user information having the customer characteristic information corresponding to the desired business type, which is the user information being in a target range determined based on the position of the candidate property from the user DB (potential customer information), and evaluates an aptitude to the desired business type of the candidate property on the basis of the potential customer information.SELECTED DRAWING: Figure 1
