PURPOSE: To predict the properties of a sample without requiring any preliminary conditioning thereof by subjecting the biological substance in a plurality of samples to near infrared spectroscopic analysis. CONSTITUTION: A biological substance in a plurality of samples 113 is irradiated with near infrared light and the near infrared spectrum is detected for each sample 113. The properties to be analyzed are then determined individually for the plurality of samples 113 by applying a preliminary processing technology to the spectrum thereof and then a training set is determined from the near infrared spectrum of the plurality of samples 113. Subsequently, the properties of the biological substance are analyzed by statistically recognizing the mathematical correlation between the properties of a first section related to the properties to be analyzed and the water content of the biological substance. Consequently, the properties for analyzing the observed spectrum can be predicted by mathematical regression analysis while minimizing the light scattering effect.
