PPROBLEM TO BE SOLVED: To improve the performance of a condenser and to improve a regenerator so as to lower its pressure, in a triple effect absorption type water cooling and heating machine. PSOLUTION: Two independent condenser upper heat transfer tube bundle 12 and condenser lower heat transfer tube bundle 14 being a part of a water chamber are divisively formed by partitioning a part of the water chamber for running cooling water to the condenser heat transfer tube bundles of a condenser 10; a cooling water branch pipe 18 for branching and supplying the cooling water introduced into an absorber heat transfer tube group is connected to the condenser lower heat transfer tube bundle; a cooling water pipe 22 for introducing the cooling water discharged from the absorber heat transfer tube bundle is connected to the condenser upper heat transfer tube bundle; a an extracting pipe 32 is inserted into the condenser lower heat transfer tube bundle, and the cooling water branched from an absorber entrance is delivered to the condenser lower heat transfer tube bundle separately from the cooling water flowing from an absorber exit to cool a condenser cooling medium; and thereby a slight pressure difference is generated in the condenser to collect and extract an non-condensing gas.
