PPROBLEM TO BE SOLVED: To provide air-conditioning that can be easily applied to general residences, and that uses relatively simple facilities without excessively increasing operation cost by using heat accumulating technique. PSOLUTION: This air conditioner is for heating or cooling room space in a residence. It is provided with underfloor space 20 provided under room space 15 and 16 in the residence 10, a heat insulation layer 22 constructed on inner surfaces of the underfloor space 20, blocks of heat accumulating material 26 deposited in the underfloor space 20, a COSB2/SBwarm water supply device 40 to supply warm air or cold air to the underfloor space 20, or a warm and cold heat supply device to heat air in ceiling space 13 by sunbeams, and a warm and cold air supply passage 36 to communicate the underfloor space 20 with the room space 15 and 16 to supply warm air or cold air from the underfloor space 20 into the room space 15 and 16.
