A formulation comprising a fluorochemical, cross linking agent, a soil releasing agent, soil resisting agent and a stain resist agent, enhance the soil resist, soil release, stain resist, water and oil repellency and softness of fibrous substrate, the formulation may be applied in an aqueous composition, for example by foam application, spray or immersing in aqueous solution.
