PURPOSE: A quantitative facility state index calculation method and a system thereof are provided to calculate a quantitative facility state index by performing quantitative evaluation after calculating future prediction cost by LCC(Life Cycle Cost) analysis. CONSTITUTION: An input unit inputs a setting year(S41). A first calculation unit calculates an LCC analysis result about the setting year as future prediction costs(S42). A second calculation unit calculates real maintenance and management costs for the setting year(S43). A third calculation unit calculates a ratio of the future prediction cost and real maintenance and management costs by job(S44). A fourth calculation unit calculates a quantitative facility state index by applying weighting factor of the jobs from a weighting factor database by job(S46).
