PROBLEM TO BE SOLVED: To provide a method for measuring a physical property by a steady state method in a measurement sample where radiant heat transfer and diffusion heat transfer phenomena that are conventionally difficult to handle coexist, and a measurement device therefor.;SOLUTION: A method for measuring a physical property by a steady state method involves setting a plate-like measurement sample 10 to a temperature T0 and then heating the surface of the measurement sample 10 with a heat flux of certain strength and finding the physical property of the measurement sample 10, the method for measuring the physical property by the steady state method including a physical property calculation step for finding an apparent heat transfer rate k' using the temperatures measured on the surface and reverse side of the measurement sample 10 and the thickness dl of the measurement sample 10, and finding the heat diffusion rate α of the measurement sample 10 using the thickness dl of the measurement sample 10 and the apparent heat transfer rate k' dependent on the heat diffusion rate α of the measurement sample 10.
