The invention Anti-Seepage Precast Exterior Wall Panel System with Stair-Like Top and Bottom Profiles, Vertical Canal Sides, and Sealant Methodology (the Invention) addresses water intrusion issues in building structures with precast panel elements. The precast exterior wall panels' stair-like geometry with gradually increasing finished top or decreasing finished bottom, and its vertical canal geometry, serving as side channels, are designed to prevent water seepage in the horizontal plane by allowing for a downward canalized flow of water at the sides. The Invention is novel and constitutes an improvement on existing precast exterior wall panel designs which commonly have flat top, bottom, left, and right profiles. In traditional precast exterior wall panel systems, where one panel is placed atop another or side by side each piece, the joints in between the panels create defined gaps where sealants will be applied to prevent water intrusion. With this system, rainwater will most likely seep into the panel joints notwithstanding the applied sealants due to gradual sealant failure or to the inferior quality of materials and/or workmanship utilized at the onset. In case of the Invention, sealant is applied on the exterior and interior sides, with backer rods acting as stoppers. Moreover, for every three (3) layers of precast exterior walls, precast to precast wall intersections are inserted with flashing and 5mm-diameter nylon hose drain. The unique stair shape and canal pathway elements of the Invention, together with the systematic insertion of sealant and backer rod, and the provision of flashing and nylon hose drain function, as a system, create an efficient barrier against the seepage of rainwater into the building.
