According to the present invention, a smart management system for a vacant room comprises: a vacant room input module including an offerings information input part for storing renter information of vacant room offerings and offerings information including an offerings purpose and position information of a vacant room in vacant room database, and a rental amount setting part for receiving a set rental amount of the vacant room offerings; a vacant room information guide module for providing the vacant room information on the plurality of vacant room offerings linked with a map to an administrator terminal through a tenant terminal; and a contract management module for selecting one of the offerings information included in the vacant room information from the tenant terminal and appointing as contract offerings information, and providing tenant information and the renter information on the contract offerings information and contract information including rental amount information and contract period information to a renter terminal and the tenant terminal through the administrator terminal, respectively.
