A method for analyzing and forecasting a real estate market comprises: a step of acquiring real estate-related data for a plurality of times; a step of calculating a plurality of real estate market vectors based on the real estate-related data for the plurality of times; a step of determining real estate market situations corresponding to the plurality of real estate market vectors by machine learning; and a step of determining a real estate market situation for a preset future time based on the real estate market situations determined in the step of determining the real estate market situations. The method for analyzing and forecasting a real estate market uses machine learning on vast real estate-related data to analyze and forecast a real estate market to be used as a means to allow an ordinary person to analyze the current real estate market to estimate a future investment time and allow a policy maker to forecast the real estate market to efficiently respond to market overheating and long-term stagnation.
