To allow a management company to perform balance management by changing accounting data of a management company viewpoint to accounting data of an owner viewpoint when the management company creates a management report for the owner.SOLUTION: A storage section 106 includes: a management commission contract data table 106a for storing management commission contract data; an item master 106c for registering an item data related to money reception and payment items of a tenant; a journalizing pattern master 106d for registering account title data of a management company's viewpoint; and a PM report tabulation item master 106b in which the management commission contract data, the item data, and balance management data of an owner's viewpoint are registered. A control section 102 includes: a data fetching section 102a; a money reception management job form determination section 102e for determining money reception management job form for an owner of a management company; a balance management change section 102f which extracts the item data and the balance management data on the basis of the management commission contract data, and changes the item data to the balance management data; and a report creation section 102b.SELECTED DRAWING: Figure 1
