Provided are a physical simulation method of variable soft tissues, and a recording medium and device for performing the same. The physical simulation method of variable soft tissues comprises the steps of: generating a hybrid model transforming a high-resolution model when the high-resolution model representing a variable soft tissue as a mesh is mapped with a multi-resolution model representing the variable soft tissue as a set of tetrahedrons to transform the multi-resolution model; generating a virtual spring which is a constraint when a heterogeneous trait region of the variable soft tissue is set in the hybrid model and the multi-resolution model is transformed in the tetrahedron of the multi-resolution model representing a boundary region between the heterogeneous trait regions; and transforming each point configuring the tetrahedron of the multi-resolution model by reflecting an external force applied to the variable soft tissue and an internal force based on the constraint. Accordingly, the present invention increases a simulation speed by reducing a calculation amount for transformation, reflects a heterogeneous trait of a tissue, and visualizes a 3D model having a high precision by means of a high-resolution model.
