A building management system according to an embodiment of the present invention is a building management system which is connected to a terminal of a resident through a network, and may comprise: a management database in which resident information and common facility reservation information are stored; a common facility reservation unit which receives a use reservation request with respect to a common facility which is transmitted through the terminal of the resident, and, after searching for the reservation information in the management database, changes the state of an available common facility into a reserved state before storing the same in the management database, thereby transmitting the fact that the use reservation request of the common facility having the state changed into the reserved state is received to terminals of other residents; a resident checking unit which checks whether the resident that has submitted the use reservation request is really a resident based on the resident information stored in the management database; and a maintenance cost calculation unit which, when the resident that has submitted the use reservation request is determined to be really a resident by the resident checking unit, adds common facility use costs to the maintenance costs of the resident, before transmitting the added maintenance cost history to the terminal of the resident.
