The Nashville-Davidson-Murfreesboro-Franklin Housing Market Area (hereafter, the Nashville HMA), coterminous with the Nashville-Davidson-Murfreesboro-nFranklin, TN Metropolitan Statistical Area in the northern part of central Tennessee, encompasses 13 counties and the city of Nashville, the state capital. For purposes of this analysis, the HMA is divided into three submarkets: (1) the Central submarket consists of Davidson County, including the principal city of Nashville; (2) the Southern Suburbs submarket consists of Rutherford and Williamson Counties; and (3) the Remainder submarket consists ofnCannon, Cheatham, Dickson, Hickman, Macon, Robert-son, Smith, Sumner, Trousdale, and Wilson Counties.
