Selected Methods for Condition Assessment of Structural, Heating, Ventilating, and Air Conditioning (HVAC), Plumbing and Electrical Systems in Existing Buildings

This report lists and describes technical condition assessment techniques currently available to assess the following building systems: structural; heating, ventilating, and air conditioning (HVAC); electrical; and plumbing. This information can assist the building owner, designer, builder, or regulatory official in making decisions on the type and magnitude of modifications required in a building undergoing rehabilitation. Summary tables or brief discussions are provided of the principles involved in using each technique. Included with each description is a listing of advantages and limitations of the techniques and references to additional information. Technical evaluation methods are outlined for such structural materials as concrete, wood, metals, and masonry. Tests for HVAC systems cover those for building envelopes and interiors. Tests for plumbing systems components, for drainage and vent systems, for electrical branch circuits, and for electrical circuits are also included. A general evaluation plan is pictured.
