Rather than instigating new office models, covid-19 has galvanised existing trends such as hybrid and agile working, pushing them into the mainstream. Instead, it is wellness, sustainability and the legal challenge to achieve net zero by 2050 that will be the overarching challenges and drivers of innovation in office fit-out design, cost and materials choices.The means to achieve net zero offices that support healthy employees are already here. Yet the shift from conversations to action is lacking, perhaps because of the aforementioned absence of defined standards that the industry can discuss and collaborate on.The goals of achieving net zero and high levels of wellbeing have to be treated as core principles of the design - a cornerstone of the project. Industry has long talked about a triangle, comprised of time, quality and cost, with the success of a project judged against these metrics. We believe the true measure is more rectilinear - with sustainability the fourth element which now exists as a key consideration and measure of success.
