Deka is poised to buy Drapers Gardens in the City of London as investors pore over ￡3.3bn of properties up for sale across the Square Mile.The German fund manager is thought to have placed under offer the long leasehold of the 292,000 sq ft building for more than ￡240m - a yield of 5.1%.Drapers Gardens was put up for sale in March by Morgan Stanley Real Estate, Canary Wharf Group and Exemplar Properties. CB Richard Ellis is advising the vendors.The property is let for 25 years to Blackrock Investment Management at ￡49/sq ft with 36 months rent free.There is a stepped rise at the first rent review to around ￡55/sq ft and open market rent reviews thereafter.
