Private investor fund manager Credo has formed a joint venture with a Polish property company and is to set up a fund to invest in the country.Credo will look to raise €7.5m (￡6m) from investors and will co-invest through its pan-European fund. With leverage, this will give it buying power of around €20m (￡16m). It will target annual internal rate of returns of 15%.It has tied up with local firm Huntington Polska, and aims to invest in residential development and office investment in the city of Katowice in southern Poland.Credo director Gavin Rabinowitz said the region offered strong macroeconomk reasons to invest in property, as well as the opportunity to diversify into a country not so far affected by the credit crunch.'I think Warsaw has had its growth,' he said, 'but there is a shortage of 100,000 residential units in Katowice, and the economy is growing as the zloti approaches the date when it will be replaced with the euro.'
