AEW UK unveils plans for a high-dividend REIT

AEW UK has revealed plans for a new Real Estate Investment Trust (REIT) that will have the highest dividend yield in the industry. AEW UK REIT will target a net dividend yield on the issue price of 8%-9%. Such a yield would be more than double the average of UK REITs, which currently stands at 3.3%, according to EPRA. It would also be comfortably ahead of the highest-yielding REITs, which are currently MedicX Fund, and Redefine at 6.75% and 6.05% respectively. Alex Short, who will be the REIT's portfolio manager, told Property Week the new listed property company would achieve the high pay-out by targeting smaller properties valued at between £5m and £10m with shorter-than-average lease lengths.
