Anyone who wants to add management contracts will have to fight for them, and fight hard. Owners around the world patiently rode out the crises of recent years. Now they want to be compensated with lower base fees and higher incentives, guarantees at performance thresholds and easily invoked termination clauses for non-performance. They want stricter cost controls to offset years of declines in gross operating profit per available room, and they demand performance that will keep them from digging any deeper into their own pockets to service debt. "All this means general managers are under intense pressure to convert more revenue to profit," says Martin Rinck, senior vice president of business development, Rezidor S AS Hospitality, Brussels.
