Objective: As part of the large-scale, 685,000-square-foot project, the Kilroy Realty team, located in Los Angeles, desired to not only modernize the look and functionality of the complex but also improve its sustainability and obtain Leadership in Energy and Environmental Design (LEED) certification. This required a new, highly efficient HVAC system with design flexibility to accommodate the shell and core fit-out so that as tenants leased space, they could be incrementally built out and configured to meet their various needs. In addition to superior efficiency, Kilroy Realty wanted a solution that had an advantageous total cost of ownership.
