通过研究地铁车辆段上盖物业开发的特殊性以及分析国内的开发情况，总结了其在目前开发中存在的问题，并针对问题提出了相应的完善策略，以达到车辆段上盖的合理开发并满足使用需求的效果。%Through studying the specialty of bonnet property development of subway car depot and analyzing domestic development conditions, the paper summarizes problems existing in its current development,and puts forward corresponding improving strategies,with a view to meet its utilization demands.
