绿色住宅是近年来国内新兴的适应经济社会可持续发展的住宅模式,因其具有节能环保、高舒适性等优点受到很多购房者的青睐。基于北京市住宅交易市场近几年的销售数据,利用显示性偏好法计算出北京市绿色住宅与其他特征完全相同的普通住宅相比溢价为1136元/m2;通过问卷调查得到的消费者对绿色住宅的支付意愿为459元/m2。同时,还对两种方法得到的绿色住宅溢价的差异性进行了更进一步的分析和讨论。%In recent years,green housing has become a new and popular type of housing with good performance in energy efficiency,sustainability and comfort in housing market.This paper has studied the green price premium based on two kinds of evaluating methods:hedonic price method and inquiry into consumers’willingness to pay.The results of hedonic price method suggest that the green labeled housing enjoy aprice premium of 1136 yuan per square meter in Beijing.However,the statistical findings of questionnaire indicate that consumers are only willing to pay 459 yuan per square meter more to purchase green housing.A discussion about the difference between these two methods is involved in this paper.
