As we examine the industry today, we find that building envelope related moisture intrusion problems and related expenditures are paramount in presenting problems for the facility manager. Some of the direct consequences of building envelope intrusion is premature system failure, destruction of interior finishes, inventory, and equipment, and last, but not least, excessive energy loss. By implementing a formal and thermal and moisture protection management program, the facility manager can remedy this problem, extend the service life of the facility waterproofing system and benefit from the return on the investment. The objective of this Roofing and Waterproofing Management Program is to achieve a minimum 20-year service life with low annual maintenance costs. Your roofing and waterproofing management mission statement is "To perform a timely and effective maintenance management program to restore and maintain water-tightness, extend service life, protect building assets, and maximize building envelope insulation value". Team involvement of all departments within your organization will assure the program continuity. All persons directly or indirectly associated with roofing and waterproofing related decisions, including engineering, construction, purchasing, and facility management and maintenance should be briefed on the objectives and action steps to develop and implement this management program. This should include all roofing and waterproofing systems whether under warranty or not.
