PORT OF CORPUS CHRISTI, TEXAS WATERFRONT REDEVELOPMENT

Due to a forecast for diminishing growth in the petrochemical industry, the Port of Corpus Christi began a diversification program in the early 1990s to explore new markets for growth. One goal of the diversification program was to attract a cruise ship service to the Port. In order to accommodate a future cruise ship service, the Port of Corpus Christi began a redevelopment of its oldest cargo terminal. This cargo terminal located on the south side of the Inner Harbor is adjacent to a rapidly developing tourist and convention area in downtown Corpus Christi. The Port renovated two old cargo sheds into a multi-use facility designed for both cruise ships and conferences. This paper will examine the process used to plan, construct, market, and operate the new waterfront facility along with conclusions and recommendations for other ports seeking to embark on similar projects.
