A Case Study in Application of California Building Code Existing Building Provisions to Repair of a Damaged Building

While simple in appearance, the application of California Building Code (CBC) Chapter 34 provisions to damaged buildings is not always straight forward. In addition, the Chapter 34 provisions in the 2010 CBC have significant changes from past code editions, which will substantially change application. It is very important that persons determining repair requirements understand these code provisions in detail. This paper explores the application of the Chapter 34 structural provisions to a hypothetical fire-damaged multi-family residential building, including repair requirements, and potentially triggered code upgrade provisions. The paper addresses application of both the 2007 CBC and 2010 CBC. Variations in interpretation that might come from different parties involved in determining repair requirements are also discussed, and recommendations are made for future developments of these provisions.
