The selection of renewable or low impact materials and criteria for designing for energy efficiency are becoming increasingly common, but little attention is given to the final stage of a building's life - the demolition phase. This paper summarises the views of demolition experts about obstacles to reuse, based on a number of interviews. This has enabled the development of strategies, which if implemented at the design stage could reduce tile lifetime impacts and increase tile reuse and recycling potential of buildings, their elements and material component. The practical application of these strategies is explored within the context of an office building and tile results are discussed. The issues that might inhibit reuse are identified, and practical solutions which encourage disassembly are discussed.
