Neutral to Earth Voltage (NTEV) rise in the commercial building is a concern to the power quality (PQ) and requires protection due to dangers in the form of aggravation to the electrical network system and electrical appliances. For mitigation process of the problem, the source of the elevated NTEV needs to be identified. This paper presents the implementation of a model of the problem contributing to the NTEV rise in commercial buildings. The model problem focuses on loose termination which is common in Malaysia's grounding connection system. The result from the simulation model shows the possibility of loose termination as contributor to the excessive high NTEV in the electrical system.
