A Seattle-based non-profit environmental foundation is planning to construct a 6-story, mixed-use building in an urban Seattle district with ambitious standards for energy, water, and environmental performance. At a minimum the building must achieve LEED NC v2.2 Platinum certification, but the intention is to shoot even higher and to make a serious attempt to achieve the goals laid out in The Living Building Challenge Version 1.3, as described by the Cascadia Region Green Building Council. Among the requirements of The Living Building Challenge, 100 percent of the building's energy use must be supplied by on-site renewable energy, on a net annual basis.This paper describes a pre-design investigation aimed at identifying design strategies to achieve this energy performance goal. The methods for establishing initial energy targets and the analysis used to predict the influence of the building's form and its envelope conditions on energ) use will be described. The method for predicting on-site electricity production from photovoltaics, and the influence of tilt and orientation, will also be described.
