Ensuring the optimization of the total cost in the life-cycle is the aim of URT life-cycle cost management. Life-Cycle Cost (LCC) comprehensively includes the construction and operating cost during the whole process which is from pre-planning to operation phase of the project. Project life-cycle cost structure system is an important method for lifecycle cost management. Research of this paper relies on the construction of Nanjing metro line land advances a life-cycle cost structure system which contains a planar cost structural matrix and a cost mapping model. Using this system could actualize the tracking management of cost in the life-cycle of the Urban Rail Transit (URT) project, and dominate the cost situation timely during the whole process. Cost information of the Urban Rail Transit project could be gathered and analyzed conveniently in different levels through this system, Also, making use of this system could manage control-cell’s cost elements of any level at different phases and achieve the optimum management of the Urban Rail Transit project life-cycle cost.
