Reflection on sustainable development of China’s real estate industry under the financial crisis context

People became more and more concerned with the sustainable development of the real estate industry, after the sob-loan crisis caused by real estate industry evolved into the global financial crisis. The amount of vacant housing increasing, the supply structure of real estate market unbalancing, volume shrinking, the fund shortage of real estate enterprise and bad debts of real estate loans rising, were the current problems in China’s real estate. The predicament in real estate industry of China was mainly caused by the following reasons. Firstly, the real estate industry was lacking in systematic long-term plan from the state. Secondly, the real estate enterprises were over-optimistic about the market. Finally, non-rational consumption of housing buyers, over-lending of banks and the real estate speculation had increased the volatility of the real estate market. In order to achieve sustainable development of real estate industry, in the near future, the government needs to set up regulated real estate market and real estate finance market, simultaneously guarantee the smooth operation of these two markets;Real estate enterprises and real estate agencies need to operate in accordance with the law;Commercial Banks need to control the loan scale and loan risk.
