Shop-house buildings in Indonesia are not only used as place to run of business and resident, but also used for office buildings. As a result, shop-houses continueslyconstructed in Indonesia to fullfill of people need. People who have a plot of land on the main roadside, most of them want to use their land to construct shop-house as it is multi-functional and flexible building. Every building of a shop-house must use the material, but in predicting material needed at the planning phase cannot be conducted before as there arenosupporting data, such as work drawings, bill of quantity etc. In practice, delays in construction projects often due to delays of material inventories, so it is important to predict material needed at the project planning phase when there is no supporting data. The solution to these problems is to do calculations using the program. The program produced in this study combines the conventional methods of Burgeslijke Openbare Werken (BOW), and regression analysis method. Thirty-three project document data, namely construction drawings, bill of quantity and house-shop project cost budget plans are processed and then analyzed using regression analysis to produce a model. The model is used as a formula in making a program. This program is called the Paikun program. In using this program, contractors or shop-house owners input information on building area data, and automatically 24 kinds of basic materials for the construction of shops will be recorded. This program has gone through validity testing, and this program is specifically for calculating the material needed of a shop-house building project, with a building area 72 m2 to 464 m2. Calculating material needed using this program is easy and fast.
