Control of ground movement in the construction of Festival Walk

Festival Walk is a large retail/office development strategically located in Kowloon Tong, Hong Kong. Due to height restriction, a large and deep basement was constructed which straddles two existing Mass Transit Railway (MTR) tunnels. Above the tunnels, approximately 20 m of overburden was excavated and at a distance of 3 m adjacent to the tunnels, diaphragm walls for the basement were constructed. In-between the two tunnels, a row of large diameter bored piles was also installed. It was necessary to limit the maximum accumulative tunnel movement to less than 20 mm. The design called for careful considerations of the construction at all stages. In this paper, the design and construction considerations to minimise ground movement near the MTR tunnels are described.
