SERVICE-LIFE PREDICTON OF THE BUILDING ENVELOPE

This paper presents the results of research being undertaken in the Construction Engineering and Management Group at the University of New Brunswick on the relationship between life cycle costs and service-life prediction of buildings. Historical maintenance records and cost data on over 200 buildings, constructed since 1950, were collected from eight military bases in Eastern Canada. The data was analysed to determine facility life cycle costs and the service-life of critical building envelope components including roofing systems, exterior cladding and windows. Actual service-life was compared to design service-life and building envelope maintenance costs to determine if a correlation could be established between service life and maintenance expenditures.
