Real-time pricing is one of the primary features of the future smart grid. From the demand side's point of view, optimization of load management conforming to the rapid power price changes will be necessary. This study uses simulated annealing optimization with an evaluation function consisting of power cost and room temperature comfort terms for an advanced building energy management system for multi-unit-type air-conditioning facilities in a commercial building. An original air-conditioner emulating model is developed and used to conduct simulation experiments for a range of different electricity pricing patterns. The simulation has shown that our optimization method reduce the electricity cost by 37% with the room temperature comfort degradation by 10% as compared to the normal operation in an example case of electricity price rate change by a factor of 1/3 to 10/3 in every 10 minutes.
