Several factors are currently having an impact on land rental considerations and negotiations for the upcoming year. Lower farm incomes in 1998 and projected for 1999 are putting pressure on many farm operators' ability and willingness to continue current rental arrangements without some adjustments. However, additional disaster assistance payments and above-average yields in some areas of the Midwest are softening the blow of low commodity prices and holding up cash rents and land values. In addition, competition for land in many parts of the Midwest continues to be keen and often results in relatively high rents.
