房地产市场库存监测体系研究r——以浙江省为例

         

摘要

借鉴货币供应量的划分方法,首先提出房地产库存量的三个层次,并以存化周期为主要研究指标,探讨该指标的合理区间;其次,以上述指标为核心,结合政府可供采取的政策调控措施,建立房地产市场库存监测体系;最后,探讨监测体系的动态运作机制,即以各层次存化周期为出发点,依靠政策调控措施先保证总量指标处于合理区间,再保证结构指标处于合理区间,从而实现房地产市场的长、中、短期供需总量和结构平衡.%Learning from classification method in the money supply,this paper firstly proposes three levels of real estate inventory,takes storage cycle as main research index,and discusses the reasonable range of this index. Secondly,taking this index as the center and considering government policy control measures,establishes the inventory monitoring system of real estate market. Finally,explores dynamic operation mechanism of this monitoring system,which taking all levels of storage cycle as starting point,relying on policy control measures to ensure total quantity index in reasonable range,then ensuring structure index in reasonable range,in order to achieve balance of far,medium and short-term supply and demand in real estate market.
