绿色居住建筑工程造价估算方法研究

摘要

The paper studies the method for estimating the cost of green residential building with selected 30 completed green residential building projects as a sample,uses statistical analysis method to establish equivalent area conversion coefficient by changing the total area of green residential to be built into quivalent area. Then, estimates reserve for price increases,interest on loans during construction and policy relief,and calculates the sum to form the estimating method for building cost of green residential. With the actual example,proves the feasibility and accuracy of the method.%首先,选取30个已完成绿色居住建筑工程作为样本,采用统计学分析方法确定等效面积转换系数,将待建绿色居住建筑工程总建筑面积转换成总等效面积,据此估算总等效面积成本;其次,分别估算涨价预备费、建设期贷款利息以及政策性减免费用,并将其加和,以此形成绿色居住建筑工程造价估算方法;通过实例估算,证明该方法的有效性和精确性.
