PPROBLEM TO BE SOLVED: To provide a highly accurate tire performance simulation method and device, and a recording medium for recording a tire performance simulation program. PSOLUTION: This tire performance analysis system numerically analyzes performance of a pneumatic tire having a tread portion. The system includes a tire modeling means for tire-modeling the pneumatic tire by finite elements, a road surface modeling means for road-modeling a road surface by finite elements and constituting at least two elements of the elements of the road surface to have mutually different physical properties, a model contacting means for bringing the tire model into contact with the road surface model, and an analysis means for numerically analyzing tire performance by using a finite element method analysis based on the tire model and road surface model contacted with each other.
