The title of this study is the certainty PROPERTY LAW IN TRANSITION TO LAND BECAUSEudLOEKELOE RELATING TO THE DUTIES AND AUTHORITY OF THE CITY YOGYAKARTAudPPAT. with the formulation of the issue of whether the rule of law in the transition of property rightsudover land for sale have been realized related to the duties and authority of PPAT in the city ofudYogyakarta. This type of research is empirical legal research using qualitative data analysis and theudmethod of inductive thinking. The results that the transition of property rights over land for sale andudpurchase relating to the duties and authority of both PPAT and PPAT PPAT remain temporary (subdistrict)udhad fulfilled the legal certainty in the city of Yogyakarta, because it was registered and givenudcertificates transitional rights in the name of the buyer. In terms of cost there are irregularitiesudcommitted by PPAT and PPAT temporarily fixed (sub-district). PPAT still begged the cost ofudservices to buyers ranging from 1.5 to 2.5 million of tax object sale value, while PPAT while (subdistrict)udrequest the service cost to the buyer and it ranged between 1% to 1.5% of the saleudtransaction without no apparent reason.ud
