A Report of Housing Conditions at the Land Re-adjustment District on the Sprawling Area in a Local Central City (Case study No. 1. at Omiya and Yotsui district in Fukui city)

Recent1y the sprawled expansion of urban areas are intense in local centraloity as well as major city. The onIy enforcement of policies to this conditionas the city planning，is a land re-adjustment. So this report aims to makec1ear the Iiving environments and the actual conditions of inhabitants of thesprawled area and the land re-adjustmentarea，a nd make clear the advantagesand disadvantages of the land re-adjustment，m oreover，m ake clear the actualconditions of the regional specialization of housing c1asses，o wing to the landre-adjustment.As ar esu1t of this study，the fol1owings become c1ear:1. The land re-adjustment is an effective method， which excludes the disadvantagesof disorder sprawIing and forms the dweI1ing environment on a certain level.2. The land re-adjustment pushes out the c1asses which are not able toafford the land prices，as results，which causes more sprawling and drivethe class specialization of suburban area's inhabitants.3. The demands of inhabitants to the dwelling environment have regionaland classical character， so in making the city planning it is importanttake up the dass specialization.
