Nuevas formas de alojamiento turístico: comercialización, localización y regulación de las 'viviendas de uso turístico' en Cataluña.

[spa] El crecimiento exponencial del turismo a escala global y concretamente en un destino turístico maduro como Cataluña, conlleva también una profunda transformación del sector, que plantea numerosos retos de futuro. Uno de los más relevantes es el crecimiento de ofertas de alojamiento irregular o no regulado, vinculadas a las llamadas 'viviendas de uso turístico', generalmente anunciadas a través portales y páginas web en lo que convencionalmente suele llamarse 'economía colaborativa'. El artículo analiza en primer lugar el debate jurídico-administrativo y de convivencia ciudadanía-turismo que generan estas nuevas modalidades de alojamiento en viviendas privadas; se explica y se valora a continuación la respuesta dada por la administración catalana para regularizar dicha oferta; y finalmente se analiza la distribución territorial de las viviendas de uso turístico regularizadas en Cataluña, dando una relevancia especial al municipio de Barcelona, ámbito donde la problemática es más acentuada. [eng] The exponential growth of tourism on a global scale -particularly in a mature tourist destination as Catalonia- entails a deep transformation of the sector, and poses many challenges. One of the most important challenges is the growth of irregular or unregulated supply of accommodation related to the so-called 'tourist dwellings', generally published on websites as 'sharing economy'. This article analyses the legal and administrative concerns and the coexistence debates between locals and tourists that have been generated by these new types of accommodation in private homes, and assesses the response given by the Catalan government so as to regularize such a supply. Finally, the article analyses the territorial distribution as well, focusing on the municipality of Barcelona, where the problem is more pronounced. The research is based on the database of the Tourist Register of Catalonia, where legal 'Tourist Dwellings' are recorded.
