In most chiller and boiler central plants, theenergy management and control systems (EMCS)monitor and record key operation parameters andenergy production continuously. A method wasdeveloped to identify potential O&M savings byusing the EMCS recorded data. This method wasapplied to a central plant which supplied heating andcooling to a University Campus with a total buildingfloor area of 3.5 million square feet. It was found thatthe potential savings from improved O&M were$2,65 1,00O/yr which included $1,934,000/yr fromimproved AHU operation on the campus,$673,00O/yr from improved chiller operation, and$44,00O/yr from improved boiler operation.The improved AHU operations were fully orpartially implemented in a number of buildings. Themeasured O&M savings ($610,00O/yr or 22.5%) wereconsistent with predicted savings in five buildingswhere the LoanSTAR program measured both pre-O&M and post O&M energy consumption on ahourly basis. The savings from implemented chillerand boiler O&M improvements need to be evaluatedusing the EMCS data.
