Effect of Overhead Transmission Lines on Residential Property Values

The effect of high voltage overhead transmission lines on residential property values was estimated for two middle income sub-divisions constructed around existing transmission lines. The effect of the lines was small in the Owen Brown North sub-division in Columbia, Maryland and not detectable in the Kettering development near upper Marlboro, Maryland. Linear regression analysis of the Owen Brown data revealed that the transmission line reduced the lot premium charged by the builder by an average of $600 to $800. The larger reduction occurred if a transmission tower abutted the lot.
