WestTex acquires a 50-foot wide permanent pipeline easement across the property owned by Bulanek and others through an eminent domain proceeding. The landowners proffer two expert witnesses who testify, over the objections of WestTex, as to the value of a pipeline easement. The condemnation award, based on that testimony, is $ 165,000. The pipeline's expert valued the easement as being worth $ 2171. Held: reversed and remanded. The standards for admitting expert appraisal witnesses in pipeline easement cases was declared in Exxon Pipeline Co. v. Zwahr, 88 S.W.3d 623, 155 0.&G.R. 82 (Tex. 2002).
