The Model Estate is a fictitious rural estate, designed to represent a traditional landed estate incorporating a combination of in-hand and let farms. It also includes both commercial and residential elements and is located within the geographical triangle bounded by the M4, M40 and M5 motorways. It allows us to explore returns from individual asset classes and examine wider trends in property and farmland values, as well as drawing comparisons about investment performance against other assets. The Model Estate was created in 2009 and this report represents the second year of analysis.
