Properties that were once a hospital, high school and foundry all found new life and are winners of the 2021 Novogra-dac Journal of Tax Credits Historic Rehabilitation Awards. The awards are for participants who strive for excellence in historic preservation. The 2021 winners are: 1. The Tyler, East Haven, CT-Residential Development that Best Exemplifies Major Community Impact. Developed by WinnDevelopment, The Tyler is a redevelopment of the former East Haven High School building into a 70-unit mixed-income community for seniors, one of the first adaptive reuse properties in the U.S. designed to adhere to the Passive House Institute's EnerPHit program standards with applicable historic exclusions. The development team retained the original millwork, original lockers, display cases with local artifacts and a brick facade. 2. Milwaukee Soldiers Home, Milwaukee, WI-Residential Development that Overcame Significant Obstacles. Developed by the Alexander Company, Milwaukee Soldiers Home includes the restoration and rehabilitation of six vacant buildings-all national historic landmarks-on the grounds of the Clement J. Zablocki VA Medical Center. The building opened in 1867 to help Civil War veterans and now provides 101 units of housing and wraparound services to homeless and at-risk veterans. 3. The City Foundry STL in St. Louis, MO- Non-Residential Development that Best Exemplifies Major Community Impact. City Foundry STL is one of the largest historic redevelopments in St. Louis history. The 300,000-square-foot office, retail and entertain- ment complex is anchored by a grocery store, movie theater and food hall featuring local chef-driven concepts. The property, developed by New + Found, is on the site of the former Century Electric Foundry complex, which was built in 1929 and operated as a working foundry until 2007. Before redevelopment, the site was one of the largest brownfield sites in the St. Louis region. 4. Cook County Hospital, Chicago, IL-Non-Residential Development that Overcame Significant Obstacles. The adaptive reuse of the old Cook County Hospital by Murphy Development Group and Walsh Construction resulted in a 210-room Hyatt Place/Hyatt House Hotel a Cook County Medical office facility, a museum dedicated to the legacy of the building and a 13-vendor food hall. Built in 1916, the hospital served the city's indigent population for eight decades and now it better supports the surrounding medical community.
