Allied London is to speculatively develop its 160,000 sq ft Hardman Boulevard office scheme at Spinningfields under its new brand: "i+" (right). The developer is offering basic shell-and-core space at £14-£16/sq ft or bespoke, high-specification space at around £20/sq ft. Development will start early next year and be completed in March 2014. "We had three choices," says chief executive Michael Ingall. "We could have put up an expensive category A office building like Argent have at St Peter's Square. We could have sat and waited and hoped that a big professional prelet comes our way, but I don't know when or if that will happen. Or we could do this, whereby we can get something built and give tenants massive flexibility to create their own branded floorspace."
